The home inspection is the second major decision-making factor after the finances, which a buyer needs to consider. This is where you have the right to cancel the deal, if the report indicates severe problems.

- The wisest choice is to work with a licensed Home Inspection Professional. Make sure the home inspection report is stamped with the home inspector's licensed P.E. seal.
- The Home Inspection report shouldn’t be just a checklist as a checklist will miss a lot of the engineering advice and information that home buyers need. Obtain a detailed and written home inspection report as you will need every possible explanation on what the inspector found in the home.
- Attending the home inspection is necessary for the home buyer as it’s a great opportunity to learn about the different systems inside the house that are working or not. It will take normally two hours but this will make sure everything is safe and ready to go before you move in.
- In a standard home inspection, the engineer will check the home structure, heating, plumbing, air-conditioning and electrical systems. Also, the home inspection will include the search for aluminum electrical distribution wires, electrical systems that are not fit for modern use, lead and galvanized steel water supply pipes, septic systems or wells, wood destroying insects, old and uneconomical heating and air-conditioning systems, and asbestos-containing materials.
- There might be some repairs needed and feel free to ask for an estimation of costs to fix such things. Don’t ignore the safety issues as this is the home your family will live in. Also ask if there are any alternatives to repairing or replacing items.
